Pre-Listing & Pre Marketing Activities

Market AnalysisBefore your home goes on the market, has an open house, or is shown to anyone, we will work together to customize a marketing plan and price for a successful sale.

By meeting with you and talking about our relationship, your goals, and objectives, I will have a better understanding of your unique needs and situations that may exist. I'm sure that you understand that each home and each seller is different, and your needs will be handled with personal care and attention.

Detailed property notes are collected and used in my marketing descriptions and layout. Think about why you first purchased the home, it's probably still valid today for the new buyers. We will determine what the main selling points are and what areas to focus on during any presentations.

I will create a Competitive Market Analysis and review it with you, discussing those marketing strategies I feel would best work for your particular home. I'll provide advice on possible ways to minimize time on market and maximize your return. By researching property tax records, recent homes sold and currently for sale, an accurate fair market price can be determined.

I will walk through the property and provide advice on possible ways to improve the visual impact of each room, yard, and your overall home. Each home and room is different and the first impression buyers have of space creates a huge impact. Start with organizing and removing excess items in closets etc. We will take a look at what items need to be worked on, and I'll help you any way I can. I've even been known to do yardwork, painting, etc. to assist my customers prepare their home for showing.

Marketing & Advertising

In marketing your home, we have many options, but we begin with photographs and descriptions of the important rooms and exterior views of the property. A strong and professional Internet presence is very important because more home buyers nationwide start looking on the Internet instead of the newspapers these days. However, we will market your home in both media types.

In addition, one of the key components in any marketing plan is to identify distinct groups of likely buyers. From this information, we can proactively market your home to specific people highlighting it to it's best advantage. One of the key marketing methods I use is the Direct and Indirect Referral Program, and would welcome the opportunity to discuss this further with you when you are ready to sell.

Listing, Virtual Tours, Photographs and a Lock box
 
Placing your listing on the world wide web and the Multiple Listing Service starts the buyers interest. With your permission, we will also have a Virtual Tour taken of your home and include it on the websites and Multiple Listing Service with appropriate photographs. I will professionally present your home in its best light.
 
Once we place your home in the MLS System, we will begin to see activity and buyers will request showings. I will contact my buyers, local businesses, and other top producing realtors to let everyone know that your home is now on the market and ready for offers. It will be picked up by other websites such as "Washington Post", "Realtor", "Homesdatabase", "Homes", etc. I will also market your home by creating its own unique position within my featured properties, where buyers will be directed to through other forms of advertising.
 
I will place a real estate lockbox on your home to facilitate real estate agents showings. I will contact other top real estate agents in the area to promote your home such that they can show it to their perspective buyers. I will work with you to determine the show times for other agents to access your home.

Showing your home & Open Houses

As required, we will hold an open house and I'll personally invite other real estate agents to look at your home. Notices and invitations will be sent out and the time will be scheduled at your convenience. Extra marketing materials will be created for this event.

Contract Negotiation

Sell, sell, sellIt all comes down to receiving offers. If the home is priced right, we typically receive multiple offers these days, and I'll guide you through the process and review which offers hold not only the best price, but those with the best terms and conditions. In some cases, a slightly lower price with fewer conditions may be a better offer than a full price offer with more conditions. Each offer is different and must be reviewed separately. I will be there every step of the way to advise, and working with your best interests in mind.

Closing the Deal

Once you have obtained offers with the sales price, conditions and financing that meets your needs, I will meet with you to discuss them all and answer your questions. In some cases we may have the option of selecting a backup contract just in case the first contract fails to close. I will organize the inspections and walkthroughs' and advise you every step of the way. I will be there for you, answering any questions you may have.

Attending Settlement

I will attend the settlement with you and advise you throughout. I review the paperwork and ascertain that all the costs and payout's are in order. Remember that I am working with your best interests in mind.

After Settlement & Moving

Just because you've settled on your home does not mean that I will abandon you. My professional services to you do not stop following the settlement. I will maintain contact with you through my Client Appreciation Program, and will always be available to assist you in years to come.
